Settlement rarely happens all at once. It is often a gradual structural shift that becomes more noticeable over time. Look for these warning signs around your home:

• Stair-step cracks in brick or stone: Zig-zag cracks in exterior masonry may indicate that one section of the foundation is settling more than the rest.
• Sticking doors and windows: Doors or windows that suddenly stick, swing open, or no longer lock properly may be a sign of shifting frames caused by foundation movement.
• Vertical cracks in basement foundation walls: Cracks in concrete foundation walls can indicate movement, settlement, or stress in the foundation.
• Sloping or uneven floors: Floors that feel like they slope or dip in certain rooms may point to uneven settlement beneath the home.
• Gaps between walls, ceilings, or windows: Daylight, separation, or visible gaps where walls meet ceilings, trim, or window frames may be a sign of structural movement.

Older methods such as mudjacking or shallow concrete piles may not address the deeper soil conditions causing settlement. To properly stabilize a settling home, the repair must transfer the structure’s weight beyond unstable surface soils to stable load-bearing soil or bedrock.
